The Property is located in the western-most sector of the Rivière-des-Prairies – Pointe-aux-Trembles borough of Montreal, near the border of Montréal-North, and just across the street from the borough of Anjou. To the North and West lie residential neighborhoods, and to the south lies the Anjou industrial park. The property’s location near Autoroutes 25 and 40 provides great accessibility for people from all over the GMA. Additionally, slowing down access routes to the South Shore increase the appeal of on-island properties such as 7515 Henri-Bourassa Boulevard East.
Glaces de L’Est is the only ice rink within a 3.4-kilometer radius, and the only on-island skating center along Autoroute 25. It is also the only gym in a 2.5-kilometer radius. These factors provide the property the advantage of being the closest gym and ice rink for a population of approximately 80,000 people.
The surrounding areas are densely populated and growing, with 279,000 people residing within a 5-kilometer radius, and expectations to reach 285,000 by 2023. The average number of persons per household is 2.4, in comparison to the Greater Montreal Average of 2.3. A higher number of persons per household is favorable for the property because it implies a larger population of youths that can use the facility.
